Top factors to look for when searching for your next investment property.

While Phoenix, Arizona, continues to be a great place for real estate investments, there are a few other options worth considering. I’ll be sharing with you some factors you should look for when searching for worthy investment locations outside of our area.

The first thing that you should consider is positive population growth. We want to see people moving and staying there for a couple of years. The second thing that you should check is job growth. A healthy job market where people stay for more than a couple of years because there are jobs coming into the area and not the other way around. Third, you want to make sure that the housing supply is not too much or too low. This will ensure prices go up, but there won’t be a bubble that crashes.

In addition to the first three mentioned above, we would also like to look for a few more things, like universities in the area. The bigger the university, the better your 1% rental rate is in comparison to the purchase price. Taxes and insurance vary greatly by location, so factor those in. Keep an eye out for “opportunity on the horizon.” A major company relocating to an area boosts the job market and, eventually, your property value. Lastly, you want to check the affordability of living in the area. If affordability is really good, you want to take advantage of an appreciation gain that’s going to happen over time. 

Now that you know what to look for, here are three locations to consider. Nashville, Tennessee, is a great city with steady growth, top universities, and job opportunities. The same goes for Charleston, South Carolina, and Charlotte, North Carolina. This is a fantastic region in the United States to invest in.
